Privacy Policy
How Laracy Lending collects, uses, shares and protects your personal information — written in plain language, the way Canada’s privacy law (PIPEDA) intends. Effective date: August 29, 2026.
Who is responsible for your information?
Mike Laracy is personally accountable for every piece of personal information this site collects. Laracy Lending is the trade name of Mike Laracy, Mortgage Agent Level 1 (Licence M100001454) with Evolv Mortgage Group (Brokerage Licence #13833), based in Brantford, Ontario. Mike is the privacy officer for this site: reach him at info@laracylending.com, 519-865-0451, or by mail at 427 St Paul Ave, Brantford, ON N3R 4N8, with any privacy question, request or concern.
What information does this site collect?
Only what you choose to give it:
- The contact form: your name, your email address, and whatever you write in your message.
- The Mortgage Wealth Review™ questionnaire: your name, email, phone number if you provide it, and your answers to the questionnaire itself — your goal, your situation, a home equity range and your renewal timing. The questionnaire does not ask for income or account figures; you choose what financial detail to share on the review call.
- Direct contact: if you call or email, the contact details and information you share in that conversation.
The site deliberately does not ask for a Social Insurance Number, account numbers or document uploads, and it collects nothing about you in the background — no analytics, no tracking (see the cookies section below).
Why is it collected?
For four purposes, and no others:
- To reply to your message or inquiry.
- To prepare for and conduct your Mortgage Wealth Review™.
- To assess the mortgage options you have asked about.
- To send you communications you have specifically opted into.
Your information is never sold, rented or traded — to anyone, for any reason.
Who is it shared with?
A short and complete list:
- Evolv Mortgage Group — the sponsoring brokerage — where required to provide mortgage services and to meet its compliance and supervision obligations.
- Lenders — only if you choose to proceed with a mortgage application, and only with your consent at that time.
- Service providers that run this site: Vercel, which hosts the website, and Formspree, the form-delivery service that receives what you type into the site’s forms and relays it to Mike by email.
There are no other disclosures, except where the law requires them.
Is your information processed outside Canada?
Yes, it can be. Vercel and Formspree process and store data on servers located outside Canada, primarily in the United States. While your information is in another country, it is subject to the laws of that jurisdiction, and courts or authorities there may be able to compel access to it. If you would rather keep something off a form entirely, you can always phone instead: 519-865-0451.
What are you consenting to — and how do you withdraw it?
Submitting a form on this site is an inquiry: you are asking Mike to reply, and your information is used for that purpose. Any ongoing marketing email would only ever be sent with your separate, express opt-in — never by default.
You can withdraw your consent at any time by emailing info@laracylending.com, and any commercial email you have opted into will include an unsubscribe link. Unsubscribe requests are honoured promptly, and always within the timelines Canada’s anti-spam law (CASL) requires.
How long is your information kept?
Only as long as it is needed for the purposes above and for the record-keeping obligations that apply to licensed mortgage professionals in Ontario. After that, it is securely deleted.
How is it protected?
The site is served entirely over HTTPS, so everything you submit is encrypted in transit. Access to what you send is limited to Mike and, where its compliance role requires it, Evolv Mortgage Group. The service providers named above are established, reputable processors with their own published security practices. One safeguard you control: please do not send confidential or personal financial information by ordinary email — the questionnaire and the conversation itself are the channels for that.
Does this site use cookies or analytics?
No. This site uses no analytics or tracking cookies. There are no ad pixels, no analytics scripts, no social-media trackers and no third-party marketing code of any kind. The only third-party requests the site makes are for its typefaces (Google Fonts), page hosting (Vercel), and photography served from Unsplash’s image CDN; like any web server, those services receive standard technical request data — such as your IP address — in order to deliver the page, and nothing more.
How do you see or correct your information?
Email info@laracylending.com and ask. You are entitled to know what personal information is held about you, to receive a copy of it, and to have anything inaccurate corrected. Mike will confirm your identity first — by matching the request to the contact details already on file — so that your information is never released to someone else.
What if you have a complaint?
Raise it with Mike first — info@laracylending.com or 519-865-0451 — and he will respond personally. If you are not satisfied with the response, you have the right to complain to the Office of the Privacy Commissioner of Canada, which oversees PIPEDA compliance.
Will this policy change?
It may be updated from time to time — for example, if a service provider changes. Any revision will be posted on this page with a new effective date, and material changes will be flagged plainly at the top. This version is effective August 29, 2026.
Questions about anything here? The contact page lists every way to reach Mike, and the disclaimer explains what the site’s educational content is — and is not.
