What is a Mortgage Wealth Review™?

The Mortgage Wealth Review™ is a structured, no-obligation conversation between an Ontario homeowner and Mike Laracy, Mortgage Agent Level 1, examining the mortgage, equity, cash flow and structure through a tax-trained lens. It runs 45–60 minutes by phone, video or in person, involves no credit check, and ends with a clear next step — sometimes “change nothing.”

It is the working end of the Mortgage Wealth Creator™ framework — the point where a framework built on equity, cash flow and structure meets your actual numbers. Most mortgage conversations begin and end with a rate. This one starts with what your mortgage is doing inside your broader financial picture, and it is run by someone who spent more than 25 years in the tax business before arranging a single mortgage.

It is also, deliberately, not a sales pitch. The review only works if “change nothing” is a real possible outcome — and it often is.

What happens in a Mortgage Wealth Review™?

A Mortgage Wealth Review™ moves through four steps: your picture — property, mortgage, renewal date, income and cash flow; your goals — where you want to be in ten years; the options — which strategies, if any, fit, with trade-offs stated plainly; and your next step — a clear direction, including, often, “change nothing.”

  1. Your picture. Before you ever speak, Mike personally reviews your intake answers — a few quick taps covering your goal, your situation, your equity and your renewal timing. Property, income and cash-flow detail is covered together on the call itself. Estimates are perfectly fine; precision comes later, if it is ever needed at all.
  2. Your goals. The home paid off sooner? A rental property someday? Steadier monthly cash flow? Or simply understanding what you hold? No strategy conversation means anything until the destination is clear — so this step comes before any talk of options.
  3. The options. Which of the nine strategies — if any — could fit your equity, cash flow and structure, with the cost and the risk of each stated plainly, in language you could repeat to someone else. Tools, not recommendations.
  4. Your next step. A clear direction: perhaps restructuring at renewal, perhaps a conversation with your accountant about a specific strategy — and often, changing nothing at all. That last answer is given as readily as the others.

What does the review cover beyond the rate?
