About Mike · The Story Behind the Framework
About
Mike Laracy
More than 25 years in the tax business, then a mortgage licence — and one conviction connecting the two: a household's largest debt and its tax picture belong in the same conversation. This page is that story, told in my own words, along with the credentials you should check before believing any of it.
Who is Mike Laracy?
Mike Laracy is a licensed mortgage agent (Level 1, Licence M100001454) in Brantford, Ontario, working with Evolv Mortgage Group (Brokerage #13833). After more than 25 years in the tax business, he created the Mortgage Wealth Creator™ framework — helping Ontario homeowners review their mortgage, equity and cash flow through a tax and wealth-planning lens.
That is the canonical description of Mike’s practice. Mortgage Wealth Creator™ is Mike Laracy’s framework for looking at a mortgage as part of a household’s whole financial picture — equity, cash flow and structure reviewed together. The rest of this page is the first-person version: how a career in the tax business turned into a mortgage practice, and why the two were never really separate subjects.
Why does a tax background change how a mortgage is read?
“Getting into mortgages after spending most of my career in tax made me look at mortgages very differently.”
A tax background changes how a mortgage is read because it places the mortgage inside the household’s whole financial picture — equity, cash flow, structure and tax treatment — instead of treating it as a standalone bill. After more than 25 years in the tax business, Mike Laracy reads a mortgage statement as a page of decisions, most of them unmade.
I spent more than twenty-five years in the tax business before I ever arranged a mortgage. Year after year, the same pattern crossed my desk: careful people making tax decisions in one room and mortgage decisions in another, with nobody asking how the two fit together.
When I entered the mortgage industry, I found myself asking different questions than the ones I heard around me. Why is this mortgage structured the way it is? What is it doing to the monthly cash flow? Is the equity being used effectively — or at all? Where does the bigger picture come in?
Mortgages, tax and wealth planning are treated as three separate professions. Inside a household's actual finances, they are one subject. Bringing them into the same conversation — deliberately, and with each client's own accountant, planner or lawyer at the table — became the foundation of the Mortgage Wealth Creator™ framework.
Sometimes the right answer is a straightforward mortgage — and I will tell you so.

Two distinctions worth stating plainly. In Ontario, “mortgage agent” and “mortgage broker” are different licence classes — Mike is a mortgage agent, working under a licensed brokerage. And a mortgage agent is not an investment advisor: where a strategy touches tax or investments, Mike coordinates with your own accountant, planner or lawyer. He does not replace them.
How did the Mortgage Wealth Creator™ framework come about?
The Mortgage Wealth Creator™ framework grew out of Mike Laracy’s move from the tax business into mortgages: more than 25 years of tax work, a mortgage licence, the realization that the two conversations were happening in separate rooms, and a decision to bring them together into one repeatable review for Ontario homeowners.
- More than 25 years in the tax business. The years that trained the lens everything else on this site looks through.
- Entering the mortgage industry. Licensed as a Mortgage Agent Level 1 with Evolv Mortgage Group, arranging mortgages through Canada's banks, credit unions and other qualified institutional lenders.
- Seeing the connection. The same households, the same money — yet mortgage decisions and tax decisions made in separate rooms, by professionals who rarely compared notes.
- Bringing the two worlds together. One conversation that considers the mortgage, equity, debt, cash flow, investing, tax and the long-term plan — coordinated with each client's own accountant, planner or lawyer.
- The Mortgage Wealth Creator™. The framework that came out of it: nine established strategies under one umbrella — from the tax-deductible mortgage strategy to cash damming — a structured review, and the honesty to say when none of them applies.
How does Mike work with clients?
Mike Laracy works by three rules: education first — you should be able to explain your own mortgage strategy to someone else; plain trade-offs — every option is presented with its costs and risks stated up front; and team coordination — where a strategy touches tax or investments, he works with your own accountant, planner or lawyer, never around them.
-
Rule One
Education first
“You should be able to explain your own mortgage strategy to someone else. If you can't, we haven't finished the conversation.” Every review runs until that bar is met.
-
Rule Two
Plain trade-offs
Every strategy has a cost, a risk and a narrow band of households it genuinely fits. You hear all three before anything else — in language plain enough to repeat at your own kitchen table.
-
Rule Three
Team coordination
Mike is a mortgage agent, not an investment advisor. Where a strategy touches tax or investments, your own accountant, planner or lawyer stays in the loop — he coordinates with them, never replaces them.
What do those rules look like applied to your actual mortgage? That is the Mortgage Wealth Review™ — 45–60 minutes, free, no credit check, and honest enough to end with “change nothing.” If it is renewal season, start with the renewal guide; if you would rather just talk, reach Mike directly.

How does a tax background change mortgage advice?
More than 25 years in the tax business trained Mike to read a mortgage as part of a household’s whole financial picture — equity, cash flow, structure and tax treatment — rather than as a rate alone. In practice that means different questions: how borrowing is used and traced, what a renewal makes possible, and when the right answer is to change nothing. It is an educational lens, not tax advice.
Is this advice or education?
Education. Everything Mike publishes and everything discussed in a Mortgage Wealth Review™ is educational information — not investment, tax or legal advice, and not an offer of credit. Mike is a licensed mortgage agent, not an investment advisor; where a strategy touches tax or investments, he coordinates with your own accountant, planner or lawyer rather than replacing them. No outcome — approval, rate, return or deduction — is ever guaranteed.
What areas do you serve?
Mike is based in Brantford, Ontario, and works with homeowners across the province. The Mortgage Wealth Review™ runs 45–60 minutes by phone, video or in person, so location is rarely a barrier — clients in Brantford and Brant County can meet face to face, while homeowners elsewhere in Ontario connect by phone or video. Mortgages are arranged through Canada’s banks, credit unions and other qualified institutional lenders.
